Sandhole Barn has welcomed a number of guests with varying accessibility needs, and received many positive comments. I have provided as much information below as I can on accessibility, but if you have any further queries please do not hesitate to contact me by post, email or telephone. I have an answer machine and will return any calls promptly.

Sandhole Barn provides self-contained accommodation with two double bedrooms, all on the ground floor with no steps inside the property. Flooring throughout is wood laminate hard surfaced. Decoration is largely light-coloured with contrasting plain wood doors. The layout is open-plan, with doors only to bedrooms and bathroom. Heating is by individually-controlled storage heaters.

Smoke alarms are fitted and checked regularly, a fire blanket is kept in the kitchen, and a fire extinguisher by the entrance door. A first aid kit is kept in the kitchen.

Mobile phone reception is good, and WiFi is available on request at no additional cost. Assistance dogs are welcome.

Public transport links:
Train stations at Snodland (1 mile) and West Malling (2 miles) with taxi offices at both, offering wheelchair-accessible cars. Phone numbers for the taxi offices can be sent if you wish to book a taxi in advance.

Buses from Maidstone, West Malling, and Strood stop approximately 10 mins level walk from the property. Driving: Close to junc 4 of M20, or junc 2 of M2. More detailed directions will be sent with booking.


There is a flat, concrete-surfaced parking area directly outside the property for use by guests only. Parking is off-road and gate can be padlocked for security if required. Level access to door of property. Motion-sensitive outdoor lighting to front of property and over entrance door. A torch is also provided for additional assistance if necessary.

The owner will usually meet guests on arrival, but if this is not possible a key safe is available.

Main entrance

The front door is 31.5 in./80cm wide. It has a small step and leads straight into the open plan lounge/diner, with kitchen to the left.


Lounge/diner has mix of seating, with choice of leather sofa and armchair with non-feather cushions, or dining chairs. There is a pouffe for added leg support. A breakfast bar in the kitchen gives additional seating on stools. Furniture can be moved, and removed from the property if additional space is required eg for wheelchair use.
There is a low coffee table, and a dining table with extendable sides seating 4.
Lighting is overhead spotlighting, with an additional side light.
The 32"digital TV can be used with subtitles if required, and has remote control. There is also a DVD/CD player with remote control, and a selection of disks are provided. Board games, books (both fiction and non-fiction) and a range of tourist literature are provided, including accessibility details for rail travel.

Kitchen has full size fridge, washing machine, dishwasher and cooker as integrated units. The oven door pulls down. Smaller appliances include microwave, toaster, cordless kettle and coffee-maker.
Lighting is by ceiling spotlights.
Worktop and sink heights are 36 in./91cm. The sink has a single lever tap.
The minimum gap from the lounge into the bedrooms and bathroom is 34in./87cm. Door width into both bedrooms and the bathroom is 31in./79cm.

Bedroom 1 has a double bed with access to both sides. Bed is movable if more space required to one side.
Central light and individual bedside lights, bedside clock/radio alarm.
Dressing table with stool.
Non feather duvets and pillows, non-allergenic and with pillow protectors. Bedding is cotton mix and sprung mattress has additional topper and mattress protector. Wall-mounted TV with remote control, subtitles if required.

Bedroom 2 has twin beds with bedding as for Bedroom 1. Stool seating. Black-out blind to window.

Bathroom is tiled with extractor fan and heated towel rail.
Bath has side handles, lever tap and fitted electric shower overhead. Additional hand-held shower attachment also provided. Suction handle for extra grip may be supplied if required – use at own risk.
Toilet has hand rails to either side.
Washbasin has lever tap, height from floor to washbasin is 32in./82cm. Free space below. Shaver socket, light and mirror above.
Small step-stool provided.

Garden area

Access by two steps from main door, or level access from parking area across lawn.
Garden furniture includes patio furniture comprising table, four upright chairs and parasol, and there is additional bench seating to rear of property.
Garden is level and is set out with lawn, flower borders, and paved and gravel seating areas.
There is a rotary clothes dryer and a small barbecue.

The nearest medical practice is Snodland Medical Practice, located 0.9 miles away in Catts Alley, Snodland, ME6 5SN Tel: 01634 240 296 The nearest pharmacy is at Tesco Lunsford Park ME20 6RJ 1.5 miles/ 5 mins drive away and open 7 days a week. The nearest A&E Department is 6 miles away at Maidstone General Hospital, Hermitage Lane, Maidstone ME16 9QQ.

Tesco Lunsford Park is open 24 hrs/7 days per week, has ample disabled parking bays and facilities for disabled shoppers. Shopping can be pre-ordered online and delivered to the property either during the stay or ready for arrival. The store has a café, pharmacy, opticians and cashpoint.

Snodland town centre, 1 mile away, has a free public car park with disabled parking bays and disabled access toilet. 5 mins walk away from the car park along a level paved pedestrian walkway is a bank, post office and supermarket.

Maidstone operates a park & ride scheme with low-step, wheelchair-accessible buses operating from A20 London Road. A map in the property gives details of how to reach this car park area.

Blue badge parking spaces are available in all the main towns in the area. Details can be supplied if required.

Leybourne Lakes Country Park, located nearby, has facilities for disabled access including wheelchair friendly walkways around the lakes. Disabled parking bays are available, and there are toilets for disabled use.
